Perched on the picturesque hillside of Koundouros in Kea, Villa Naos is a stunning luxury rental in a serene location. It boasts spectacular views over the island’s rugged landscape and azure sea beyond and sleeps up to 18 guests, making it a great choice for larger groups.
Surrounded by lush Mediterranean fields, the villa offers true privacy and embodies a slow-living ethos. Its verdant gardens provide plenty of quiet pockets for catching up on a holiday read or simply soaking up the surroundings.
The villa is a multi-level masterpiece, with its exposed stone facade seamlessly blending into the surrounding rocks. Each level is adorned with terraces that offer breathtaking views of the Aegean Sea and the rugged island landscape.
The main terrace is home to a spectacular 18-metre swimming pool lined with day beds and sun loungers. At the pool’s far end, a shaded outdoor lounge area provides the perfect place for post-dip relaxation. To the side, another shady pergola offers a dining and barbecue area. Both are adorned with bohemian-style lighting and soft furnishings, so guests can enjoy relaxed al fresco living with sensational views.
On the upper level is a spacious sun terrace with plush lounges providing the ideal spot to watch spectacular sunsets. It also features a giant chess board, guaranteed to entertain all ages.
Indoors, the villa’ minimalist design, tasteful furnishings, and curated artworks create the perfect blend of modern luxury and traditional island charm, ensuring a stay that is both lavish and authentic.
On the main level, floor-to-ceiling windows allow light and air to flood the open-plan living room, creating a seamless integration from outdoors to in. Plenty of plush seating provides space for relaxing and socialising with loved ones, whilst the hand-carved dining table allows for elegant dining with a view. Moreover, there is a fully-equipped kitchen that opens onto the dining terrace.
Designed to accommodate up to 18 guests, there are nine luxurious en-suite bedrooms spread across four separate houses. The main house is home to the master bedroom – with its spacious sea-view terrace – and a second double room. The middle house features two more double rooms with island views. Within the upper house are four double rooms with terrace access, most with sea views; ideal for families, some rooms can be interconnected. Finally, there is a pool house with a spacious double room, along with staff housing.

Villa Naos is located in the peaceful hamlet of Koundouros on the island of Kea in the Cyclades. There are several beaches, bars and restaurants within walking distance, and many more just a short drive away.
One of the lesser-known Cyclades Islands, Kea offers more tranquil and relaxed atmosphere than many of its neighbours. The rugged landscapes are adorned with traditional villages nestled into the hillsides.
The island’s capital, Ioulida, is easily accessible and definitely worth a visit. It is a car-free village with narrow streets and alleyways leading to charming squares lined with cafes and traditional taverns. Additionally, it is home to the Archaeological Museum and the mysterious Stone Lion, one of the island’s most famous sights.
