Sun loungers line the pool, while a pergola shades an outdoor living area with plush lounge seating, a bar, and an al fresco dining table perfect for relaxed barbecues and poolside drinks.
Beside the villa are several more outdoor living spaces. The ground floor terrace with lounge and dining area is perfect for enjoying a morning coffee, al fresco lunches, or evening drinks with sunset views. The courtyard offers a shady space to relax, whilst the first-floor terrace boasts sweeping views across the countryside right down to the sea.
The first-floor terrace leads into a beautiful and modern indoor living area with floor-to-ceiling windows allowing impressive views from within. The vaulted, beamed ceilings add to the spacious feel, whilst the feature fireplace is perfect for cooler evenings. The living room also features a TV with Netflix Sky TV, Apple TV, and satellite channels to keep guests of all ages entertained.
Upon heading down the striking designer staircase to the ground floor, guests will be welcomed into another spacious lounge room. Floor-to-ceiling windows open onto the terrace on one side and the courtyard on the other, allowing light and fresh air to flow freely through.
At one end of the lounge is a cosy dining alcove. With a 12-seater table surrounded by glass walls on three sides and colourful ceiling drapes overhead, it is perfect for atmospheric dinner parties.
Also on the ground floor is the large, fully-equipped kitchen. Along with modern appliances, it features a quaint breakfast nook and direct access to the courtyard.
For those keeping up with their fitness, the villa also offers a fully-equipped gym.

About the area
Villa La Encina lies just outside Capalbio, a beautiful hilltop town in Maremma on the Tuscan Coast. Surrounded by Tuscan countryside, yet just 15 minutes from the coast, it enjoys the best of both worlds.
The Capalbio coast stretches over 12 kilometres and is dotted with long, sandy beaches bordered by Mediterranean scrub. Guests can enjoy beach club access at nearby Macchiatonda, plus there are plenty more great beaches to explore in the area.
A short walk from the villa is a local hotel with tennis/padel courts and a spa for guests to enjoy. Those who prefer to soak in natural thermal baths can head further afield to the thermal springs of Saturnia.
The Capalbio area is also perfect for wine enthusiasts. It is home to an array of top wine producers and cellars for tastings, including Monteverro, Montauto and Terenzi.
Nature lovers should head to the nearby WWF-protected Lake Burano Oasis, a salty lagoon home to hundreds of animal species, from flamingos, ducks, and birds of prey to porcupines, badgers, and wild boars.
The villa is also a short drive from many historical towns and sites of interest, well worth a visit. These include Porto Ercole, Montalcino to Pitigliano, Sovana, Tuscania, and the Archaeological Park of Vulci, to name but a few!
