The villa is designed around a central courtyard, maximising the tropical climate with an abundance of outdoor living spaces for relaxation and socialisation. The highlight is a stunning roof terrace nestled in the canopy of the surrounding jungle vegetation. This private space features a swimming pool and a poolside bar, as well as plenty of room for guests to relax and soak up the sun or sip on a tropical cocktail while taking in 360-degree views.
The first-floor terrace with a firepit is ideal for cosying around on cooler evenings. Lush gardens on the ground floor feature local flora and tranquil ponds, while a freshwater plunge pool with luxurious Jacuzzi jets beckons in the courtyard.
Seamlessly blending indoor and outdoor living, the gardens and courtyard adjoin the covered but open-air living spaces. These include a lounge with plush seating, an adjoining kitchen/bar, and an al fresco dining space. The villa also features a spacious multifunctional area beside the gardens. This versatile space can be transformed for anything from invigorating yoga sessions to family film nights, offering endless possibilities for entertainment.
The villa’s eight boutique suites are each designed to provide a private and comfortable sanctuary for up to 16 guests as standard or 22 with additional single beds available in selected rooms. Each suite boasts en-suite facilities, with several also offering luxurious in-room bathtubs for the ultimate relaxation. The ground-floor suites both feature lush private gardens, while those on the first and second floors offer balcony access.

Villa Yum Kaax is located in the La Veleta neighbourhood, just outside the bustling city centre of Tulum in Mexico. The area is known for its bohemian atmosphere and vibrant arts scene. On its vibrant main street, guests can explore the colourful shops and trendy boutiques and sample delicious cuisine at the many restaurants.
The area is surrounded by the Mayan jungle and is abundant in native flora and fauna. Plenty of beautiful sandy beaches are within a short drive from the property, or guests can visit the nearby cenotes for a refreshing swim.
The ancient Mayan ruins of Tulum are also easily accessible, offering a fascinating glimpse into the region’s rich history.
